Will the Chargers Moving to Chula Vista Effect My Homes Value?

I think we have a great example of what happens to property values when a professional sports team builds a stadium in your back yard like PETCO Park and the San Diego Padres in Downtown San Diego. Property values sky rocket, especially the value of condos within walking distance to the ball park.
Of course Down Town San Diego is not the quiet family community of Chula Vista with its beautiful areas of EastLake, Rolling Hills and Otay Ranch. The new stadium, if there ever is one will be right in the back yard of these bedroom communities where most people enjoy the peace and quiet, cool breezes and mountain views. Would a NFL stadium hosting our beloved San Diego Chargers be welcome to our family neighborhoods in suburbia heaven? I’m sure there’s many who love the idea, many who hate it and many who just don’t care either way. The question is will the Chargers moving to Chula Vista increase the home values in Chula Vista?
I say without question, YES! There would have to be several important things that would have to take place in order to ensure that the communities of East Chula Vista in South Bay San Diego, where the stadium is probably going to be, are not overwhelmed by people, noise and traffic. There must be an easy flow of traffic in and out of the stadium without blocking any surface streets in East Chula Vista. Route 125 couldn’t be ready at a more opportune time. Just imagine if all traffic in and out of the stadium went in and out only from the 125 and just residents of Chula Vista had a secret back road entrance with a special community pass that let us bypass the out of town or San Diego traffic. The trolley will need to go right to the stadium and run every 15 minutes. Build some restaurants and hotels right on the stadium grounds to increase revenue for Chula Vista and allow people to sober up if they had too many at the game. The last thing we need are intoxicated Raiders fans driving around Chula Vista looking for trouble after a Chargers victory.
I think that the Chargers coming to Chula Vista will help property values and with the real estate bubble we might be dealing with soon it might just keep the bubble from bursting in Chula Vista. Go Chargers!
